SCATTERED SITE PROTOTYPE UNITS PHASE ONE . Baltimore, MD
Client//Modutech Builders . Contractor//Modutech Builders . Cost//$200,000+/- ea.
As part of an effort to provide accessible public housing throughout the City, the design build partnership of Modutech Builders, K.Lechleiter Architect and Colbert Matz Rosenfelt, civil engineers, developed a prototypical single family residence, which was accessible per UFAS (Uniform Federal Accessibility Standards) and ADAAG (2010 ADA) requirements. Located on vacant lots in different neighborhoods, the design creates a simple form taking it’s cues from existing homes; including porches, double-hung windows and siding without any apparent visual cues on the exterior regarding a fully accessible unit. Designed as a panelized system, the project can be enclosed, under roof and weathertight after the slab is poured within 4 days minimizing exposure to the elements and potential damage.
Phase 1 and 2 consisted of 14 units; 3BR and 4BR. Phase 3 will explore the typology of duplex with in the same vocabulary. |
